This multi-phased project, located in one of the most affluent neighborhoods in Dallas, will consist of approximately 130,000 square feet of retail, 55,000 square feet of boutique office space, 1,000 apartments, and 140 townhomes. Plano Gateway

Plano Gateway is a 254 unit, urban style apartment community located in east Plano. There are one, two and three bedroom apartments ranging from 709 square feet to 1,553 square feet. The property has 9 buildings and is 3 stories with tuck under carports at each building and detached carports throughout the property.

Community amenities include a resort style swimming pool with sun ledge and fountains, a cabana and fire place. Park Cities Self Storage

Completion of the Park Cities Self Storage facility draws near, with a Grand Opening to be held in June 2013. The 5 floor contemporary structure is a 100% climate controlled with state of the art security. It also contains a temperature and humidity controlled wine vault. PRA Moves, Acquires Former US Risk Offices

Provident Realty Advisors, Inc. purchasing the former offices of US Risk at Walnut Hill and US-75, and successfully completed its move in the summer of 2013. The new address is 10210 N. Central Expressway, Ste 300, Dallas, TX 75231

PRA Acquires over 1,000 apartments in 2012

Provident Realty Advisors, Inc. reported acquiring over 1,000 apartments in 2012, bringing its total multifamily portfolio to over 4,000 units.

PRA Sells Sites to Walmart

Provident Realty Advisors, Inc. reported selling 2 sites to Wal Mart in San Antonio, Texas.

Mixed Use

We are an integrated development and construction company with strong capabilities in multifamily, retail, office, and single family, which uniquely positions us to execute on large mixed use and town center projects. We launched our first mixed use development in 1999, and have two large projects currently under development.

Multifamily Capabilities

We have developed over 4,000 units of apartments consisting of low income, mixed-income and market rate projects located in Texas and Louisiana. Additionally, over the past 12 months the company has acquired in excess of $200 million in existing value-add multi-family opportunities. Provident has been very proficient in using Low Income Tax Credits, Historic Tax Credits and other incentive programs to broaden the opportunities in multi-family development.
PRA has been a developer of multi-family projects for years. In 2012, PRA launched an acquisition strategy and purchased four projects totaling over 1200 units. Utilizing our relationship with equity sources, PRA sponsors the acquisition, identifies the opportunity, provides the due diligence, negotiates the debt structure, closes the transaction, and provides asset management with close ties to the property management team.
Our focus is on strong markets with job growth. We look for value add and opportunistic purchases and investments. PRA purchased Villas at Montfort in Dallas and Manor at Castle Hills in San Antonio. These two Class A properties are being upgraded and are located in areas that will continue to see growth. Our knowledge of the markets allows us to identify properties with deficiencies that can be corrected and enhanced with capital improvements and better management.

Single Family Capabilities

We have designed, entitled, and developed thousands of acres of single family master planned communities. We have a strong knowledge base in municipal utility districts, Fresh Water Supply Districts, Legislative Districts and Public Improvement Districts.

Retail Capabilities

Provident has developed dozens of retail projects with anchors such as Walmart, Target, Lowes, and Albertsons Grocery along with numerous pad users. We have significant experience in the use of Tax Reinvestment Zones, Ttax Increment Financings and 380 Agreements.

Land Capabilities

Provident has bought and sold hundreds of land parcels with a very strong track record. Provident attributes its success to its depth of knowledge in the areas of planning, zoning, utilities, use of special districts and other entitlement related matters. We underwrite our land investments as if they are development projects and might have to be taken through to a completed state.

Self Storage Capabilities

Provident has developed more than two dozen projects, mostly infill locations and several retrofit of old buildings. We look for niche locations that are insulated from becoming over supplied. The company’s experience with self storage projects spans more than 20 years.
